Irlen Garage Redo

This project involves extending the length of the garage so an office space can be created inside. Also, a storage space above will be created to get extra space for once a year items. Features include a separate man door to allow alley access without opening the garage door; a pull down ladder to get to the storage area; skylights to illuminate the area in the day time; and a new garage door with the opener mounted to the wall (eliminating the opener on a track through the center of the garage).

To do all this required extending the garage and decapitating the roof structure to rebuild the roof and ceiling. Structural engineering was done to ensure the loads were within acceptable margins. The location of the structure has its challenges: its proximity is too close to the alley to allow a dumpster to be parked anywhere on the lot; the 2 ft setback requires fire resistance one one wall and no overhanging wood into the area (rafter tails); and the manicured landscape can't be ruined.

Demo time: saving 3 walls with stucco attached to attach back later. Forms in place - conduit supported that feeds the house will be built around until the right time to remove it (during rough electrical). Ready for concrete.


So, how do you move a 500 lb - 31 ft long beam 17' in the air without a crane and with 3 guys?

Wall and ceiling framing: the garage was out of level on 2 sides making a plumb and level structure more complicated.


Ceiling framing is beefy to support plywood attic space for storage - note opening for fold down ladder.



Week 4: framing and rough electrical inspections - ready for stucco and interior work.



Roof was made up of two different color shingle shades set randomly to give more definition and color to the roof line. Better picture to come.
